How is NextRes different from a typical hard money lender?

Traditional hard money lenders are often small operations with limited capital, inconsistent pricing, and minimal technology. NextRes combines the speed and flexibility of private lending with institutional capital, transparent fee structures, proprietary technology, and a dedicated team. We close deals in 5 days without the unpredictability that plagues smaller hard money shops.

Why can NextRes underwrite without tax returns?

Because we underwrite the asset, not the borrower’s income. For short-term bridge and fix-and-flip loans, what matters is the property’s value, the exit strategy, and the borrower’s track record. For DSCR rental loans, we underwrite to the property’s cash flow. This is how private lending was designed to work, and it’s why we can move faster than banks.

Does NextRes really fund every deal it commits to?

Yes. When we issue a term sheet, we stand behind it. We are capitalized through institutional credit facilities and have never failed to fund a committed deal. In the unlikely event that something changes after commitment, you will hear from your loan officer directly and immediately — not after closing day.

What is the Platinum borrower tier?

After your fifth funded loan with NextRes, you automatically qualify for Platinum status. Platinum borrowers receive our lowest rates, fastest pre-qual turnaround (same business day), co-branded portal access, and direct access to a senior underwriter. Most Platinum borrowers close in 3–4 business days rather than 5.

How do I know the fees on my term sheet are final?

Our policy is no fee surprise. The origination fee and appraisal deposit listed on your term sheet are the fees you pay. We do not add processing fees, document prep fees, wire fees, or administration fees at closing. Your HUD-1 and closing disclosure will match your term sheet.
