We lend on a wide range of residential investment properties including single-family homes, 2–4 unit properties, multifamily (5–50 units), and short-term rental properties. We do not lend on primary residences or owner-occupied properties.
Credit is one factor but not the primary one. For most of our loan products, we focus primarily on the asset — the property, its value, and your exit strategy. Our DSCR rental loans have minimum credit requirements, but fix-and-flip and bridge loans are more flexible. Contact us to discuss your specific situation.
Our average close time is 5 business days for fix-and-flip and bridge loans when all documentation is in order. Complex deals or new construction may take 10–15 business days. We have closed in as few as 3 business days for repeat borrowers with clean files.
Our minimum loan amount is $75,000 for fix-and-flip and bridge loans. For DSCR rental loans, the minimum is $100,000. For multifamily and new construction, our minimum is $500,000. We don't have a maximum loan amount — call us to discuss large deals.
